Life Safety Systems

Fire Detection & Alarm

As a BAFE accredited designer, installer and maintainer of fire protection systems to SP203 we can provide total peace of mind and compliance for all of your fire protection needs. All of our solutions are designed to comply with BS5839-2002.

GBE has experience with all forms of fixed fire protection systems. Our philosophy is to utilise high quality components in designs tailored to a client's specific requirements using the latest technology available to us.

We specialise in analogue addressable systems for medium to large and integrated systems; addressable systems for the small to medium sized projects; conventional systems to protect smaller facilities; and VESDA systems for very early smoke detection in high risk or difficult access environments.

Fire Suppression

GBE is able to offer a wide range of fire suppression solutions to meet the needs of each and every application.

The most popular choice for gaseous protection is an inert, environmentally friendly gas suitable for existing and new applications. This can be piped from remote locations if storage space is a problem. As the gas is inert, refill costs are very low.

Another environmentally friendly solution is water mist where their fine mists of water droplets extinguish and ‘clean’ the smoke which causes most of the damage.

Alternatively a more traditional fire suppression system is based on a chemical based suppression solution using products such as FM200 or NOVEC.

We are also able to offer kitchen suppression systems as the alternative to the more common brands within the UK marketplace.

High Sensitivity Smoke Detection (aka VESDA)

HSSD detection systems are used in a wide range of applications as follows.

  • To minimise downtime – i.e. in computer suites and clean rooms.
  • Where smoke is difficult to detect – i.e. in hangars and cold storage areas.
  • High pollution environments – i.e. in power stations and mines.
  • Hard to access areas – i.e. within atria and floor voids.
  • Aesthetics – i.e. in feature atriums and receptions.

HSSD helps to ensure that business disruption and down time are avoided by detecting smoke at the earliest possible stage. Also, the wide sensitivity of HSSD’s allows optimum alarm settings for a wide range of environments, providing active protection where other systems prove inadequate. This sensitivity range (0.005 to 20% obscuration/m) allows for the initiation of up to four different response procedures as the smoke level rises. Typical response procedures could include the activation of a pager, a general alarm, building evacuation and/or fire department notification.

Emergency Voice Communication Systems

GBE utilises a range of communication systems designed especially for use within a building which contains refuge areas. These systems enable Fire Officers and Building Management staff to keep in contact throughout an emergency within these areas and are fully BS5588 compliant.

These are hard-wired emergency communication systems for use by fire-fighters, emergency personnel and also disabled building occupants requiring assistance at any time. These hard wired fire resistant systems allow occupants to communicate reliably with the designated control point within the facility in order to manage difficult and dangerous situations - including the phased evacuation of the public from a building.

Large amounts of steel in modern buildings affect the reception of personal radio sets. It is therefore desirable in large or complex buildings to have a 'fixed communication system'.

The detailed design of any emergency voice communication system takes into account several key elements including the access strategy, fire engineering report and also any specialist requirements defined by the building owner/occupier.

Each activated refuge system has an auto-listening facility to monitor activity in the refuge area. As each disabled person is moved to safety, the system can be reset via a key operated switch on the Refuge Area Remote Unit.

Voice Alarm System

In certain circumstances we integrate voice alarm systems to our detection systems that comply with BS5839 Part 8:1998. We have qualified engineers that are able to offer solutions incorporating RASTI design, central or distributed voice alarm systems, and a wide range of speakers, fully integrated with public address systems if required.

Voice alarm systems are generally used in buildings where it is essential to evacuate people quickly and easily. A Voice alarm system could be installed in any of offices, factories, warehouses, shops, sports stadia, cinemas, theatres, schools and public buildings. It will integrate with any fire alarm system and will ensure that alert and evacuate messages are broadcast clearly and intelligibly. Operating automatically means that the system will not be dependent on an operator controlling it unless the Fire Officer takes charge.

Each and every voice alarm is different in its size, power requirements, number of circuits and operational requirements. Many manufacturers build ´bespoke´ voice alarm racks and hardwire connect all of the components together, storing voice messages on EPROMs (circuit mounted microchips) to work in the desired manner. Whilst this is acceptable for the initial installation, it does not provide flexibility for future change. Operational changes may require the manufacturer to have to re-wire the rack and a simple message change involves component level changes at the circuit board.

GBE provides digital voice alarm systems with standard components and programmable options which provide a solution for now and the future. Again each rack is built to order with the specifics for each project, but it is built from standard ´building block´ components.

This means the system has the ultimate in flexibility as well as quality in terms of equipment and performance, and is fully compliant with BS5839-8 and BS5839-1.

GBE is an approved installer recognised by the NSI (National Standards Inspectorate), formerly known as NACOSS. GBE has NACOSS Gold approval (NSI’s premier scheme) for the installation of intruder alarms, reflecting our technical expertise and high quality business and operating standards.

Maintenance

One of the most important factors with any fire detection or security system is how well it is maintained, detection and security systems are useless if they are not operative!

Indeed, in the case of many security installations, the insurance company will insist that they are maintained post installation. With the forthcoming introduction of the Regulatory Reform (Fire Safety) Order, all fire detection systems will be required by law to be maintained by a competent company.

GBE provides a comprehensive range of maintenance packages for all of types of fire detection and/or security systems. In certain circumstances our highly skilled engineers are available on a 24-hour basis to respond to your needs.

Our engineers are trained across a wide range of systems and equipment so we are able to survey previously installed systems and offer maintenance coverage for them. During our routine maintenance visits we can identify potential problems prior to system failure.

We can also recommend changes to the way in which systems are operated to make them more effective. Maintenance is an essential part of any detection or security system - it provides peace of mind.

Remote Monitoring

We can connect your security or fire alarm system to our Alarm Receiving Centre (ARC) via the renowned BT Redcare or other signalling network. Redcare ensures a secure signalling path for the alarm activations and even if the communications line is attacked or develops a fault, an alarm will be generated at the ARC to let you know of an alarm or communications line failure.

You have invested the time and expense of having a state of the art security or fire system installed.

  • When an alarm is activated, who will respond?
  • How many times have you heard an alarm & done nothing about it?
  • How many times does a fire occur at night or out of hours? - Most buildings are unoccupied more than occupied.
  • If a fire occurs during hours who will contact the fire brigade, will someone panic and forget or think someone else has already done it?

You can't leave the protection of your property and its contents to chance. To overcome this uncertainty we recommend some form of remote monitoring of your fire & security system is installed, this will guarantee a response should an alarm activation take place.
